BC省买房必看:交易税、免税、手续费 作为“万税之国” 加拿大生活处处要缴税,当然买房这样的大事,加拿大房产税自然不少。不过不必担忧,需要缴税但是不代表被“剥削”,加拿大的税收制度是相当健全的,在收税的同时,政府也为首购族以及一些低收入家庭提供了相应的抵税免税政策。 房产转让税 在卑诗省进行物业交易时,买家需要向卑诗省政府缴纳房产交易税(Property Transfer Tax)。 房产交易税计算方法 0 – 20万为1% 20万 – 200万为2% 200万- 300万为3% 300万以上为5% 也就是说: $100万的房产需要支付的房产交易税 $2,000 (20万x1%)+$16,000(80万x2%)=$1.8万 $350万的房产需要支付的房产交易税 $2,000 (20万x1%)+$36,000(180万x2%)+$30,000(100万x2%)+$25,000(50万x5%)=$9.3万 $500万的房产需要支付的房产交易税 $2,000(20万x1%)+$36,000(180万x2%)+$30,000(100万x2%)+$100,000(200万x5%)=$16.8万 减免方法: 首次置业地产转让税减免条件: First Time Home Buyer Exemption BC省物业 加拿大公民或居民身分 申报优惠之前在BC省已住满12个月,或在过去6年内以BC省居民身分报过至少2年税 从未购买过任何物业 从未申请过首次购房优惠减免 所购买物业将成为首要住宅 减免计算方法: 成交价$50万以下为全部减免 成交价$50万到$52.5万以下为部分减免 成交价$52.5以上则无任何优惠减免 购买全新物业地产转让税减免条件: 新房; 加拿大公民或居民身分; 物业位置是在BC; 房屋物业将成为首要住宅; 在物业成交后92天内搬进住宅,並以首要住宅住滿一年时间 房屋的市场价值不高于75万加元 土地不大于0.5公顷 注: 全新房屋的市场价值在75万至85万元之间,可申请部分的减免。 消费税 GST […]
